The film centers on a feud between the long-standing Hillcrists and the newly rich Hornblowers, a clash that pits tradition against rapid wealth and reshapes a rural landscape. The Hillcrists are portrayed by C.V. France, Helen Haye, and Jill Esmond, while the Hornblowers are portrayed by Edmund Gwenn, John Longden, Phyllis Konstam, and Frank Lawton. At the heart of the drama is the Hornblower patriarch’s cold appetite for wealth, a calculated “skin game” of land grabbing. He buys up parcels under the pretense of letting tenant farmers stay, only to force them off so factories can rise where generations of fields have matured. The Hillcrists, who see the countryside as a legacy, learn of these schemes and regret having sold land to him. The auction scene tightens the tension: the Hillcrists are outbid, only to discover that Hornblower’s agent was behind it all. Dawker, a trusted Hillcrist employee, uncovers a troubling secret about Chloe, the pregnant wife of Charles Hornblower, which could unravel the family’s standing. With witnesses, the Hillcrists confront Chloe and the elder Hornblower and press for a deed to be handed over in exchange for their silence. The confrontation is uneasy and tense, and Hornblower reluctantly agrees, insisting on a vow of secrecy on a Bible.
Yet gossip is already circulating through the town, and Charles grows wary. Chloe, desperate that the secret might ruin her marriage, goes to the Hillcrist home to plead for them to invent a different story to tell Charles. Just as Charles returns, Chloe, who has slipped behind a curtain, witnesses the moment. Charles has already pressed Dawker for the truth, and announces his intent to end the marriage. Off-screen, Chloe slips away and drowns herself.
Back at the Hillcrist residence, Mrs. Hillcrist, though upset with Dawker for violating the vow of silence, retrieves the deed and passively entrusts it to Dawker for safekeeping, a token that the old order may still command leverage. Dawker places the deed in his outer pocket, visibly secure. Enraged, the elder Hornblower storms in and wrestles the document away, furious at the turn of events and the threat to his family.
The tragedy culminates with the arrival of Chloe’s body and Hornblower’s raw declaration of revenge. The closing image is stark and symbolic: behind the Hillcrist house, a tall tree on the land is felled by a work crew using a two-man saw, a quiet, sobering end to a conflict that pitted lineage against ambition and left a landscape transformed.
