Kim White, Francesca Xuereb, a young woman about to start college, decides to move into a newly rented apartment with her best friend Izzy Davis, Viktoria Vinyarska. Her parents oppose the move, warning they’ll cut off contact because Izzy carries a troubled past linked to her mother’s death from a drug overdose. Kim refuses to abandon her friend and the two head into the building together. On their tour, the landlord Ronan, Scott Gremillion, lays down two stern rules: do not damage the elaborate stained-glass window in the apartment, and stay out of the basement. The window fascinates them with its medieval knights in battle, a sight that is at once captivating and eerie. In Kim’s room, a small hole in the wall surfaces behind a stubborn mirror that keeps tilting and falling. Izzy discovers an amulet inside the hole and begins wearing it, even as Kim grows uneasy about the discarded jewelry.

That night, Izzy starts sleepwalking in a way Kim has never seen before, and the sense of something lurking grows stronger. By morning, Kim’s orientation slips past her, and a kind stranger named Ian, Eric Wiegand, offers a private tour and a shared passion for journalism. Kim’s decision to write a paper on Izzy’s difficult family life without telling Izzy herself sets a tentative rift in their friendship, while Izzy’s behavior becomes increasingly unpredictable. Izzy brings home guests—first a young man, then a young woman—who vanish before dawn, leaving Kim unsettled and worried. A crow appears one night, fluttering around the room before slipping into the growing hole in the wall, now starting to resemble a wound. Earlier that day, Kim finds a metal music box with two names written inside; soon after, Izzy bangs on Kim’s door with blood running down her head, a disturbing sign of her unraveling. Kim cares for her friend, who seems normal again the next day, but the sleepwalking and strange intrusions resume, pulling Izzy inexorably toward the basement.

Kim’s curiosity about the building’s history intensifies as she shares her concerns with Ian. They learn about a bank manager, Liam McNally, and his wife Karen, who once lived in Room 203. Decades earlier, Karen died at Liam’s hands, and Liam himself killed himself in the same apartment. The names Liam and Karen match those inside Izzy’s music box, linking the couple to the present curse. A janitor named Milton Briggs confirms the shocking detail that Karen’s baby survived the tragedy. Ian digs deeper into the stained-glass mural and connects its Celtic motifs to Morrigu, a figure from Irish mythology who often appears as a crow and is linked to death. As Kim and Ian piece together the clues, Izzy confronts Kim after discovering her paper, and the tension escalates at home. Kim tears open the wall’s hole, and a shriveled, desiccated hand wearing a distinctive ring tumbles out—the same ring worn by the lover Izzy had brought back weeks earlier. Before Kim can react, Ronan storms in and abducts Kim, revealing that he is the baby who survived and that the amulet Izzy wore belonged to his mother. Morrigu’s curse now targets him as its conduit, threatening all who stand in the way of the necklace’s power.

The curse compels its victim to kill others and themselves, but Izzy’s survival instincts keep her from giving in completely, a resilience born of her turbulent past. Ian rushes to the apartment, but is killed by a possessed Izzy. Kim escapes, only to find Ian’s body later and chase Izzy into the basement, with Ronan in pursuit. The confrontation takes a chilling turn when Ronan becomes possessed and turns the gun on himself, a grim act that ends his life. Izzy wrestles with Morrigu’s hold, shifting rapidly between her true self and a malevolent, taunting presence that tries to coax Kim into killing her. Kim refuses to surrender to the dark force and, with a determined move, rips the cursed amulet from Izzy’s neck, lifting the immediate danger. Izzy breaks down in Kim’s arms, grateful for the respite and the chance to regain control.

Together, they decide to destroy the stained-glass window, but not before hundreds of crows swarm outside the room, intensifying the sense that Morrigu’s reach remains. Summoning courage, Kim shatters the window, and the two flee the apartment, with Izzy rushing Kim to the hospital to ensure she survives the injuries she endured. As they leave, Morrigu’s shadowy figure appears again in Room 203, standing amid the shattered glass, a stark reminder that the ancient threat may not be fully vanquished—and that the legacy of the haunting still lingers in the building.
