In 2004, Fiona Landers departs from her job as a live-in nurse in Tokyo, overwhelmed by her experiences there. As she exits the home, she encounters the ghost of Kayako Saeki along with her son Toshio, which sets the stage for the curse that follows her.

Fiona returns to her home in Cross Creek, where her husband Sam and daughter Melinda greet her warmly. However, an ominous feeling lingers as Fiona’s mental state deteriorates due to her past experiences.

In a climactic turn of events, Fiona kills her daughter Melinda and husband Sam before taking her own life. These tragic murders shock the community and raise questions about the unseen forces at play.

Detectives Goodman and Wilson are called to investigate the crime scene at the Landers' home. While Wilson bravely enters the house, Goodman remains outside, disturbed by the malevolent energy surrounding the location.

Months later, Peter and Nina Spencer, expecting their first child, receive troubling news from the doctor about their baby's health. This news compounds their stress as they struggle with the looming shadows of the past.

While working as real estate agents, Peter visits the Landers' old house and encounters Melinda's ghost. Mistaking her for a lost child, he attempts to care for her, inadvertently drawing himself deeper into the curse.

After receiving calls from Nina expressing her fears about motherhood, Peter's mental state deteriorates as he searches for Melinda. This culminates in a horrifying revelation where he becomes possessed and tragically kills Nina and their unborn child.

An older couple, Faith and William Matheson, move into the cursed Landers' home. Faith begins to have troubling experiences and appears to communicate with Melinda's spirit, which deeply troubles William.

William enlists psychologist Lorna Moody to help Faith with her distressing visions. As Faith spirals further into madness, Lorna realizes the true danger of the haunted house and inquires about leaving, but the connection to the past is too strong.

Faith's descent into madness culminates in a tragic outburst where she kills William and injures herself, leaving Lorna no choice but to flee for her life. However, she is soon pursued by the vengeful spirits.

Following her husband’s death, Detective Muldoon relocates with her son Burke to Cross Creek. During her investigation, she finds herself entangled in the mystery of the haunted house and its traumatic history.

Muldoon discovers the chilling history of the Landers' murders and realizes the curse has spread to her. She seeks answers from Wilson, only to find that he has fallen victim to the haunting.

To protect Faith from the malevolent spirits, she is admitted to a mental hospital. However, her haunting memories resurface, leading to her tragic suicide in a desperate bid to escape her torment.

Determined to end the curse, Muldoon sets the haunted house ablaze after preparing to confront the spirits within. Just as she believes she might have won, she encounters Melinda's ghost, leading to a heart-stopping conclusion.
