Marion Crane, a secretary in her late 20s, is caught in a turbulent relationship with Sam Loomis, who is hesitant to marry her due to his existing commitments. She yearns for stability and a life together but feels trapped by Sam's past responsibilities.

While working at a real estate office, Marion learns about a wealthy Texan named Mr. Cassidy buying a house with a staggering cash payment of four hundred thousand dollars. This large sum impresses Marion and her co-worker Caroline, but also piques Mr. Lowery's anxiety about handling such cash.

Overwhelmed by her circumstances, Marion sees an opportunity when Mr. Lowery asks her to deposit the cash. Instead of returning it, she decides to abscond with the money, believing it could solve her problems with Sam.

Marion begins her journey to Fairview, hurriedly packing her belongings and shoving the stolen cash into an envelope. Panic sets in as a patrolman draws near, prompting her to trade her car for a new model using part of the stolen money.

Caught in bad weather, Marion checks into the Bates Motel, where she meets the unnerving owner, Norman Bates. His peculiar behavior and mention of his mother leave her feeling uneasy, especially upon glimpsing a mysterious figure in the house.

As Marion settles in, she overhears an argument between Norman and his mother, leading her to reconsider her actions. Determined to return the stolen money, she begins calculating her expenses, unaware that Norman is observing her through a peephole.

Marion's night takes a harrowing turn when she enters the shower and is brutally attacked by what appears to be an old woman. The shocking violence leaves the bathroom drenched in blood, marking a pivotal moment in the film.

Norman discovers the aftermath of the attack and, in a state of shock, wraps Marion's lifeless body in the shower curtain. He then disposes of her corpse and the stolen cash in the trunk of her car, driving it into a swamp.

As Marion's absence is noted, her sister Lila becomes concerned and reaches out to Sam for assistance. A detective named Sam Arbogast, hired by Marion's boss, takes on the case, piecing together clues that lead to the Bates Motel.

Detective Arbogast interviews Norman at the Bates Motel but senses an underlying tension. His investigation escalates when Lila informs him of her suspicion that Norman is hiding Marion, prompting him to dig deeper into the mystery.

Upon revisiting the property for further investigation, Detective Arbogast confronts Norman again. However, he meets a tragic end when he is attacked by the same old woman, evoking horror as the truth begins to unravel.

Lila and Sam, growing increasingly suspicious, learn that Norman's mother has been deceased for years. They decide to stay at the motel under assumed identities, hoping to uncover Marion's whereabouts and the truth behind Norman's unsettling demeanor.

In a risky move, Lila investigates the Bates house while Sam distracts Norman. She discovers the decayed corpse of Mrs. Bates, a shocking revelation that underscores the sinister nature of Norman's actions.

In a chilling encounter, Norman, dressed as his mother, confronts Lila with a knife, revealing his psychological breakdown. Just in time, Sam arrives to save her, highlighting the escalating danger posed by Norman.

The story culminates with psychiatrist Dr. Simon explaining Norman's tragic transformation after murdering his mother. He details how guilt led Norman to adopt her personality, leaving them to grapple with the horrifying truth of his dual identity.
