Unable to find a suitable apartment in Seattle, Washington, journalist Nick Elliot decides to venture into the suburbs. There, he comes across a sign advertising a guest house available for rent, owned by the frequently traveling couple, Liv and Cliff Forrester. Without much hesitation, Nick accepts the property and begins to renovate it. However, his presence quickly captures the attention of the Forresters’ 14-year-old daughter, Darian, who begins to exhibit a keen interest in him.

On his first day at Pique magazine, Nick faces a tough start, being reprimanded for his tardiness and assigned to tackle a particularly unexciting story. As the days pass, Darian makes a surprise visit to the guesthouse, during which she flirtatiously engages with him and bombards him with questions about his investigation. The very next morning, while Nick is taking a shower, she returns with a gift, inviting him to her parents’ party later that week. Unwillingly, Nick attends the gathering, where he feels like a fish out of water amidst the high-society crowd. Seeking a familiar face, he finds Darian, who reveals that she had snuck into the guesthouse and rewritten his article to gain acclaim from his boss.

During a visit to a coastal lighthouse, Nick forgives her for her earlier intrusion, where she confides in him about her social struggles, having accelerated through school grades. In a moment charged with emotion, she kisses him, yet he pulls away, emphasizing the need to return home. Despite his attempts to redirect his focus, Nick finds himself distracted by Darian’s persistent presence. At the same time, he starts fostering a friendship with his coworker, Amy Maddik, who becomes increasingly concerned about Darian’s palpable crush on Nick.

One weekend at a barbecue, Amy expresses her apprehensions to Nick regarding Darian’s affections. Following a cryptic phone call from Darian, Nick begins searching for her inside the Forrester household. In a startling discovery, he stumbles upon a heart-shaped pillow stitched with his and Darian’s initials in her room, leading him to hide in the closet while she undresses for a shower, completely unaware of his presence. Shortly after, he encounters Cliff, who invites him to help carry some boxes to the attic, revealing a beautifully reconstructed carnival carousel that was originally a toy for Darian.

Attempting to set boundaries, Nick later tries to explain to Darian that their relationship can only be platonic. However, she cunningly reminds him of his earlier voyeurism. When Darian’s only friend, Cheyenne, seeks to speak with Nick, chaos brews as Darian recklessly mounts Cheyenne’s saddle, resulting in a fall and a broken arm.

As Nick prepares for a critical presentation at work, he is shocked to discover that his computer files have vanished mysteriously. This escalation of events leads him to find a secret room in the garage adorned with a candle-lit shrine that Darian has constructed for him. Frantically attempting to recover his work and ignoring Darian’s incessant calls, he decides to change apartments, but is dismayed to learn that the new place will not be available until the following week.

As Nick’s relationship with Amy takes a romantic turn, they face tension due to Darian’s unnerving obsession with him. In response to Darian’s inquiries into their private life, Amy brushes her off, which leads to a series of dark events. Darian retaliates by locking Amy in her darkroom and unleashing wasps upon her, sending Amy to the hospital. Following this incident, Darian delights in troubling Cheyenne, relishing the chaos her actions have caused.

During a fundraiser for Pique magazine, Darian’s antics escalate when she pretends to be Nick’s jilted girlfriend, causing a scene. Nick’s situation deteriorates further as he learns that Darian has sabotaged his new apartment lease by falsely informing the landlady that he is involved in illegal activities. This deception culminates in Nick’s arrest for a heinous crime he did not commit, as Darian accuses him of assault.

Desperate to clear his name, Nick speculates that Darian masterminded the salacious claim by stealing a used condom from him. Even in the face of evidence, the police side with Darian against Nick. Following his release on bail, Nick learns from Cheyenne about Darian’s previous violent actions against a camp counselor. Convinced he is in grave danger, Nick heads to Darian’s room where he discovers yet another disturbing shrine and a note pleading for forgiveness.

In a climactic confrontation, Darian ambushes him with a gardening tool, and during a struggle, Nick finds himself perilously close to death as she pushes him over the balcony. Just as the situation seems hopeless, Darian’s parents return home, prompting her to flee to the attic. Focusing on survival, Nick revives and continues to seek Darian, ultimately discovering Cheyenne tied to the ominous carousel. In a flurry of chaos, family tensions explode as Darian violently confronts Nick again, leading to physical confrontation.

In the aftermath, Nick relocates to a new apartment with Amy, while Darian begins writing him letters from a mental institution, revealing she has fixated on her new therapist. This resolution leaves a chilling implication that the cycle of obsession and turmoil has merely transitioned onto a new target, hinting that the story is far from over.
