Field biologist Marshall Clarke investigates the disappearance of local wildlife in Langdon and stumbles upon an unidentified slimy residue, hinting at a mysterious threat. His routine fieldwork sets the tone for the danger looming in the woods. The discovery motivates him to keep searching even as strange events unfold nearby.

Amy Harding returns to her old Langdon cabin with her cat Frankie, a large sum of money, and her personal belongings. The isolated setting implies a quiet, unsettled life ahead and raises questions about her past. She begins to settle in and plan her new start.

While preparing to settle in, Amy notices a moist substance spoiling a piece of cake and worries about a potential mice problem. The moment creates unease and foreshadows the creatures that will threaten her. It also shows how fragile her new routine is.

Outside Langdon, Mr. Peterson searches for his dog Florence and warns Amy to leave town, claiming something unseen has already claimed victims. The ominous warning deepens the sense of danger and isolation. Amy finds the fear contagious as she continues to settle in.

Amy visits the Langdon general store to buy supplies, but mouse traps are sold out. Mrs. Miller offers alternatives and Amy meets Marshall Clarke, who explains his concerns about the wildlife threat. He agrees to help when her car fails on the way back to the cabin.

Marshall drives Amy back to the cabin when her car breaks down. During the return, something bites Amy's hand, and they later discover Frankie's body in the bathroom, revealing the creature's presence. The tension escalates as they realize a dangerous predator is inside the house.

In the kitchen, Marshall confronts the threat and they kill one of the lizard-like creatures. Marshall reveals that the attacker is a mutant gecko capable of spitting venom to blind or paralyze prey. The danger becomes more concrete.

The pair try to leave during a heavy snowstorm, but their attempt ends in a crash, cutting them off from help. The storm intensifies their isolation as the threat closes in. They resolve to press on despite the danger.

They reach Mr. Peterson's cabin and find it infested by the creatures, who devour his body. In a desperate move, Amy blows up Peterson's cabin and his truck to prevent more spread of the creatures. The pair are forced to shelter in Amy's cabin again.

Back at Amy's cabin, the couple fights for their lives as a lizard venom blinds Marshall. Amy sacrifices her goldfish by drowning a lizard and uses a lamp to electrocute another in the fish tank, then they destroy the eggs in the attic. The threat still looms with lingering eggs.

The next morning, Marshall awakens to find Uri Romanov outside and is knocked unconscious when Uri enters. Amy reveals her real name is Alex and that Uri is after her money, setting the stage for a tense confrontation. The situation quickly escalates as plans are made to outsmart him.

Uri pushes forward, shoots down some lizards, and moves toward the attic where the money is supposedly hidden. He is attacked and dragged toward the fireplace; eggs spill onto his head as lizards begin to feast, and Amy shoots him repeatedly. The danger reaches a brutal apex.

Amy and Marshall escape in Uri's car, which soon becomes a nest for hatchling lizards inside. Marshall improvises by using a cigar to ignite the gas and blow up the car, killing the lurking lizards. They survive but are left stranded in a deserted town.

Marshall carries an injured Amy to the Langdon general store to extract a lizard from her leg. While Marshall searches for a flare gun, a lizard kills Mrs. Miller in the store. Amy shoots the killer lizard with the flare gun, causing it to explode. The two collapse and share a kiss as the danger subsides, at least for now.
