The House That Never Dies

Set in Beijing’s legendary mansion at No. 81 Chaoyangmennei Street, this immersive 3D thriller follows Xu Ruoqing, a woman who moves in with her daughter to the haunted estate, where the lingering spirits of a troubled past begin to stir with increasing intensity. The mansion is ruled by a web of secrets, business ties, and uneasy loyalties as Xu Ruoqing’s life becomes entangled with Zhao Yitang, the head of a publishing company that prints her novels, and with the unseen inhabitants of the house.

The film opens with a chilling tale from the late Qing era. The notable family who once inhabited the house sees their third son, Huo Lianqi, fall for a prostitute named Lu Die Yu. When the family refuses to honor their union, Lu Die Yu is forced into a posthumous marriage with the family’s second deceased son. After the wedding, the funeral follows immediately, and Lu Die Yu is sealed into a coffin with the pale corpse of her new husband. In a twist of fate, Huo Lianqi rushes back, frees her from the coffin, and the two elope and marry right there in front of the coffin, unknowingly to the rest of the family. The next day, Lu Die Yu awakens to find that Huo Lianqi has vanished.

Back in the present, Xu Ruoqing begins to experience visions that intensify as nights grow darker and the mansion’s atmosphere thickens with dread. Her daughter reports a young girl dressed in red who wants to play, a haunting that nudges Xu Ruoqing to call for Zhao Yitang’s return. Yet his company’s funding troubles keep him away, often leaving him with his assistant, Liu Li, to pursue investors. Liu Li, Xu Ruoqing’s close confidante, has to balance friendship with the murkier currents of the mansion’s secrets, and she reveals that Zhao Yitang is still in an unconsummated marriage, his wife Pat Ha Man-Jik’s character, who hasn’t signed the divorce papers.

As the visions grow stronger, Xu Ruoqing seeks counsel from a psychologist, [Qin Hailu], and the mystery deepens. One night, Xu Ruoqing’s daughter asks her to help catch a red butterfly, guiding them to the basement where Lu Die Yu once stayed during her pregnancy. There, Xu Ruoqing discovers a box of letters and photographs that reveal a startling truth: she bears a striking resemblance to Lu Die Yu.

A surviving servant, Gen, explains the tragedy that befell the Huo family. Huo Lianxiu, the eldest son, suspects Lu Die Yu is drawn to Lu Die Yu’s own child and, influenced by his sister and cousin, orchestrates a cruel ploy to drug Lu Die Yu with marijuana-infused medicine to drive her mad, hoping to reclaim her affections. Meanwhile, Huo Lianxiu confronts Lu Die Yu with Huo Lianqi’s death certificate, confessing that he has been the man writing the letters all along. Lu Die Yu, overwhelmed by grief and manipulation, commits suicide in the basement while wearing a red wedding dress. Huo Lianxiu, unable to bear the loss, longs to join her, but the appearance of their daughter changes everything. On the seventh day of Lu Die Yu’s funeral, the entire mansion’s occupants perish—Lu Die Yu’s husband’s family, her sister, and cousin—leaving Huo Lianxiu to raise the child and flee the mansion.

In the modern timeline, Zhao Yitang is summoned back to the mansion with an ultimatum: tear up the divorce papers in exchange for a vast fund to rescue his career. He refuses, only to learn that his wife has bribed Gen to secure the mansion’s inheritance by altering Xu Ruoqing’s medicine to induce dangerous hallucinations. Xu Ruoqing, meanwhile, escapes the growing spectral danger with her daughter into the basement, where they find small moments of peace. The little girl in red—a figure Xu Ruoqing’s daughter had described—reveals herself as the daughter from Zhao Yitang’s marriage, kept in red because her mother instructed her to remain that way until her father returns.

When Zhao Yitang finally rushes back, he reunites with Xu Ruoqing and their daughter in the basement. As they move into the mansion’s main rooms, Gen reveals a haunting truth: Huo Lianqi has returned, waiting for Xu Ruoqing and his rightful heirs. But the wheelchair they encounter turns slowly, revealing the decomposed body of Huo Lianqi. Gen’s grim revelation marks the final blow: the house, its history, and Zhao Yitang’s family are cast out as the decomposed figure dissolves to dust, leaving Xu Ruoqing to step outside the mansion and into uncertain light.
