An American doctor injects a chemical called DNX into the body of a deceased, nude Japanese woman. The woman reanimates and kills Kinderman by tearing flesh from his neck, then turns on his assistant Sharon.

Three masked gangsters—Jun, Kabu, and Akira—pull off a jewelry store heist while their getaway driver Saki waits in a van. During the escape, one of the store employees stabs Akira in the foot with a pair of scissors. They elude pursuit and arrange to meet a yakuza gang led by Ramon Ramon at an old factory to negotiate selling the stolen goods. Elsewhere, Dr. Takashi Nakada, who helped develop DNX, is escorted by US soldiers to Colonel McGriff. McGriff informs Nakada that the project has not been abandoned and has continued under the US military inside an old building—the same factory where the thieves plan to meet Ramon.

At the factory, Saki tends to Akira’s wound. Jun follows, and after Saki rejects his advances, he is killed by a zombie. Saki, Akira, and Kabu uncover chemical equipment and a room full of bagged corpses, then discover Jun’s body being eaten by the undead. They shoot the zombies in the head to fight back.

Fleeing the factory, the trio encounter Ramon and his gang. They hand over the jewels, but the yakuza turn on them and draw guns. Kabu fires back but is fatally shot. A zombified Jun attacks a yakuza member and is shot in the head. Ramon’s remaining partner is killed as zombies overrun the place, and Ramon himself briefly revives as a zombie before being slain by Saki. A zombie ambush continues as Saki and Akira fight their way deeper into the building.

Nakada, McGriff, and Sgt. Davis attempt to remotely activate the factory’s self-destruct sequence, but the nude female zombie who killed Kinderman disrupts the countdown and sends a message: > I LOVE YOU …K

Saki and Akira resolve to recover the jewels. As Nakada and Davis board a helicopter to reach the factory, Ramon’s last ally is devoured by zombies, and Ramon rises again as a zombie and bites his former partner. Saki shoots Ramon and retrieves the jewels, but another zombie corners her and she stabs it in the forehead. Akira returns and cuts Kyoko in half with a shovel. Kyoko, a nude zombie who is Nakada’s wife, keeps coming back; Saki finally floors her with a strike into a high voltage box, electrocuting Kyoko. The two escape by leaping through a window as the building explodes, landing in water.

McGriff reports that work on the DNX program could be restarted at any time. Saki and Akira drive away from the wreckage in a sports car, a final gesture of defiance as the factory burns behind them. In the rubble, the severed hand of a zombie settles back into life, hinting that the danger may not be over.
