Ballabhpurer Roopkotha

In 1961, Bhupati Ray, the King of Ballabhpur, is deeply in debt. His only remaining asset is a crumbling 400-year-old ancestral palace. He plans to move to Kolkata to start a dental clinic and tries to sell the palace to pay off his debts.

To attract buyers, Bhupati and his loyal butler Monohar recruit three local creditors—Saha, Srinath, and Paban—to help present the palace in a better light. They begin preparing the house for the prospective bidder. The plan hinges on showcasing an aristocratic aura around the property.

Sanjib, Bhupati's college friend, arrives unexpectedly and becomes part of the plan by taking on the role of the estate's dewan. His arrival completes the makeshift team assembled to stage the property. He agrees to help manage the proceedings.

Mr. Haldar arrives that night with his wife Sapna and daughter Chhandaa to inspect the property. He is impressed by the palace's heritage and immediately signs a cheque for the purchase. The mood during the visit is hopeful for Bhupati.

Chhandaa and Bhupati instantly feel attracted to each other during the visit. Their growing affection adds a personal tension to the ongoing business discussions. The romance begins to blur the lines between negotiation and desire.

After the Halder departure, Bhupati reveals the palace’s legend to Sanjib: Raghu Da, the ancestral ghost, wanders the halls every night after 11 pm due to a curse. Raghu can only lift the curse if his rivals—the descendants of Ballabhpur's Pratapgarh royals—surrender and apologize.

Sanjib is frightened by Raghu's nocturnal laughter as the clock strikes 11, and the eerie verses the ghost recites deepen the chill. The uncanny sounds reinforce Bhupati's warning and the legend's grip on the house.

The Halder family returns to the palace after their car breaks down on the way back, forcing them to stay overnight. Monohar makes modest arrangements to accommodate their unexpected stay. The overnight visit renews the social encounter with Raghu’s legend hovering over the halls.

Chhandaa is mesmerized by Raghu's recitation, especially the Kalidas verses Raghu quotes. Because Raghu and Bhupati resemble each other, Chhandaa mistakes Raghu for Bhupati, complicating her feelings.

Sapna is furious to see Bhupati flirting with her daughter late at night and forces her husband to cancel the deal. Bhupati takes the blame and later privately confesses the truth to a perplexed Mr. Haldar, who is intrigued by the ghost story. Haldar even hints at higher payment if the ghost’s presence can be proven the next time.

The very next day, a new prospective buyer arrives: Mr. Chowdhury, Haldar's school friend and rival. He ridicules both Haldar and Bhupati and reveals himself as a descendant of the Pratapgarh royals.

Bhupati summons Raghu, who arrives and threatens Chowdhury with a sword. The ghost’s theatrics prove more potent than bullets, and Chowdhury eventually kneels and begs forgiveness.

With misunderstandings resolved, Sapna apologizes and proposes that Chhandaa and Bhupati marry. The proposal is accepted by both families, and the future of the couple seems secured. The palace settles into a hopeful calm.

The film culminates with Bhupati and Chhandaa as a newly married couple, discussing life ahead. As they converse, Raghu's voice is heard again, suggesting that the ancestral guardian still watches over the palace and its inhabitants.
