Haj Enayat, a wealthy 60-year-old man, plans to sell his large, old house, but faces opposition from his wife. At his real estate agency, he meets Donya, a young woman recently returned from abroad, who expresses interest in buying the house. Enayat persuades her to temporarily move into one of the apartments he has built, in case the deal with another buyer falls through. Donya, Hedie Tehrani, becomes a catalyst for a dangerous attraction that reshapes the course of his life.
Attracted to Donya, Enayat sends his wife and daughter on a month-long pilgrimage to Syria. He empties the old house and moves into an apartment near Donya’s. Their relationship grows closer, and Enayat tries to transform his appearance to appeal to her, dyeing his hair and shaving his beard in an attempt to seem younger and more desirable. He proposes to Donya, and she agrees to marry him on one condition: he transfers ownership of the old house to her.
When Enayat’s wife and daughter return from Syria, they are unaware of his new marriage to Donya. The wife reminds him of a prior promise not to sell the house, and the threat of losing the family home hangs over him. One night, Enayat and Donya are alone at home as his family arrives unexpectedly. Donya reveals to them that she is Enayat’s legal wife, shattering the delicate balance he had been maintaining. His family leaves him, and his life begins to unravel.
Soon after, Enayat grows suspicious of Donya’s relationship with one of his acquaintances. A heated argument follows, and Donya leaves. Heartbroken and confused, Enayat traces her steps to the basement of the old house, where he discovers a photo album that ties Donya to the mysterious man and hints at a hidden history.
Donya then appears and speaks plainly: she is the rightful owner of the house, which once belonged to her father before the revolution, and Enayat had taken possession of it in the aftermath. Her actions were aimed at reclaiming her family home. The revelation leaves Enayat standing in the rain, alone and lost, as the truth about the place he sought to own redefines everything he believed about loyalty, desire, and justice.
