On a windy night, a young couple sneaks into the Nath Villa in Goa and quickly realizes the house is haunted. The ghostly presence unsettles them and they flee in fear. This haunting sets the eerie tone for the rest of the story.

Days after the haunting, Aditya, an engineer, moves into the villa with his wife Anjali and their son Banku. He bids them a brief farewell the next day due to work commitments, then returns to begin a year-long stay. The family starts adapting to life in the old house.

Banku begins his first day at school and meets Jojo, who grows jealous of him. Jojo's jealousy leads to a prank on the school principal J.J. Irani, landing Banku in trouble. The stage is set for a complicated dynamic between the two boys.

Despite the jealousy, Jojo and Banku gradually become friends, sharing mischief and laughter. Their budding camaraderie softens the earlier tensions and grows into a familiar team. The friendship travels beyond the school gates and into their daily lives.

That night, Banku sneaks into the living room to eat ice cream and meets Kailash Nath, the resident ghost who is nicknamed Bhoothnath. Banku's mother tells him that ghosts do not exist, yet Banku treats Bhoothnath as an angel. The encounter begins a playful, fearless bond between boy and ghost.

Bhoothnath tries to scare Banku again, but the boy's lack of fear turns the moment into a humorous exchange. The ghost ends up being pranked and outwitted by the child, deepening their unusual friendship. The haunting becomes a source of lighthearted mischief rather than terror.

During a scare on the edge of the stairs, Bhoothnath startles Banku enough for him to fall and suffer a head injury. Anjali rushes him to a doctor while Bhoothnath follows in concern. The incident ends with Bhoothnath tearfully apologizing, cementing their bond as best friends.

Banku takes Bhoothnath to school, where the ghost invisibly pranks the principal and causes laughter among the students. Anjali hears rumors of Banku acting strangely and slaps him, unaware Bhoothnath is present. The misunderstanding strains their relationship before they reconcile.

Two days later, Banku wins the annual sports meet, eclipsing Jojo in the competition. Jealousy drives Jojo to trap Banku by throwing him into a well, but Banku defeats the trap and helps Jojo out. The act strengthens a fragile friendship between the two rivals.

A few days later, Banku and Jojo participate in a fancy dress competition, acting out the scene of Banku's first encounter with Bhoothnath. The performance surprises Bhoothnath and also confuses Anjali, who still can't fully see the ghost. The moment adds to the growing legend of Bhoothnath in the house.

Bhoothnath's son Vijay Nath arrives from the United States to sell the house, angering Bhoothnath who fears the home will be demolished. Banku tries to calm him down and asks Vijay to reveal his story to Anjali. The house's past begins to surface more clearly.

Vijay's return prompts a flashback detailing Kailash Nath's life with his wife Nirmala, son Vijay, and grandson Vibhut. Vijay moves to America, Kailash resists leaving, and in a tragic staircase accident he dies, becoming a restless ghost whose presence explains the haunting. The past provides the ghost's motive and sorrow.

Aditya and Anjali decide to perform Bhoothnath's final rites to grant him salvation. Vijay returns with remorse and apologizes for his past actions, and the family agrees to continue living in the house. Bhoothnath forgives his son and ascends to heaven, finding peace at last.

The next day, Banku is devastated without his ghost friend as he heads to school. Bhoothnath reappears, and the two share a quiet reunion, with Banku asking to keep their friendship secret. The film closes with a tease of a sequel, hinting the bond will endure.
