Chris Chandler, a student at Drake University, shares a dorm with a new roommate, Dan, and the two quickly become friends. The campus buzzes with fraternity pledges, and a student connected to Doma Tau Omega is found dead, casting a shadow over campus life. Despite his general disdain for Greek life, Chris finds himself drawn into the social scene when Megan, a psychology student, invites him and Dan to a DTO party, insisting she doesn’t want to go alone. At the party, the charismatic leader of the fraternity, Devon Eisley, captures Chris’s attention, while Megan and Dan slip away. After waiting for Chris for what feels like ages, Megan and Dan leave the party, and Chris stays behind.
What follows is a chilling initiation. Chris is made drunk by Devon Eisley, who then initiates him into DTO by drinking a bit of Chris’s blood, while, in turn, Chris drinks a little of Devon’s. This marks the start of Chris’s immersion into the DTO lifestyle, where parties in the DTO house include disturbing rituals that involve feeding on a girl named Sandy. Dan grows increasingly uneasy about the changes in his friend, sensing something darker beneath the surface of the fraternity life.
Dan’s unease drives him to investigate, and he discovers a book of DTO history filled with photographs of Devon Eisley through decades, unchanged by time. He convinces Megan to accompany him to Chris’s room, only to find it ravaged and empty, pushing them to search the DTO house for answers. Inside, Devon explains the terrible bargain: he can live forever by transferring his soul into a new body every century, and this time, Chris would be the host. He explains the campus death as a coerced suicide—someone who feared the ritual and threatened to reveal the truth.
When Chris tries to flee, he is knocked out by other DTO members, Barry and Jordan. Dan and Megan attempt to intervene, but their path is blocked by Mikhail, who menaces them with an axe. Dan seizes the fraternity’s blood-collection needle and drives it into Mikhail’s neck, killing him and removing a key obstacle in their fight for escape.
Back inside, Dan and Megan confront [Barry], [Jordan], [Devon], and Chris, who are already beginning the ceremony. Megan reveals herself as a long-running decoy who has worked for Devon for years, tasked with luring Chris. She threatens Dan with the axe, warning that he will be killed if Chris resists the ritual. Chris stops fighting and kneels before Devon, seemingly yielding to the dark rite. Yet while all eyes are on Chris, Dan breaks free from Megan’s hold, grabs the axe, and launches a desperate assault on Devon.
Devon, the other fraternity members, and Megan all die, leaving Chris and Dan amidst the carnage. Dan asks why Chris did not die, and Chris delivers a defiant line that caps the ordeal: > I told you I would never join a fraternity. The two emerge from the wreckage and walk away, the night quiet around them as the campus’s shadowy secret remains exposed but unspoken.
