Scotty Parker, a college student in Southern California, is scrambling to find a room for the fall semester at the last minute. Her search leads her to a boarding house run by the stern and enigmatic Mrs. Engels, a Victorian mansion perched on a cliff that looks out over the endless Pacific. The house is a small world of its own, home to Mrs. Engels, her teenage son Mason Engels, and a cluster of fellow students, including Doris Prichart and Peter Ransom, along with Jack Towne. The four students quickly strike up a friendship and decide to share a double date, turning the house into a temporary social hub as the days begin to slip by.

After a night on the town, Doris Prichart and Peter Ransom walk along the beach near the house. Peter, clearly intoxicated, makes unwelcome advances, and Doris distances herself from him, leaving him behind as he grows more agitated and falls unconscious. An unseen assailant then slips into the scene, stabbing Peter to death with a butcher knife. The brutal act unsettles everyone, and it sets in motion an investigation led by law enforcement: Lt. Sandy McGiver and Sgt. Manny Ruggin are assigned to the case, with McGiver growing increasingly suspicious of the Engels household and the people who live there, especially Mason.

The tension inside the house ratchets up when a basement laundry room encounter threads through the plot like a hidden pattern. In a moment of vulnerability, Doris Prichart confides to Scotty that she plans to move away after what happened to Peter. Later, Scotty returns to her own room with Jack Towne, and the two begin to share intimacy. But the house holds deeper secrets. In the basement, a woman bursts from a concealed door and stabs Doris repeatedly in the head and chest, a violent reaction that sends shockwaves through the already fragile group.

The killer flees through the secret door, which opens to a hidden staircase that travels along the house’s air ducts and leads to a room off the main attic space. Scotty, left alone with the chaos, goes to retrieve her laundry, discovers a trail of blood, and then finds the hidden door. She ascends the narrow staircase to a dim hallway that ends with a door—and as she reaches for it, the woman pursues her and pulls her inside. The commotion draws Mrs. Engels, who enters the attic-access door and intervenes, interrupting the attack.

What unfolds next reveals the house’s darkest truth: Victoria, the house’s elusive force of violence, is the daughter of Mrs. Engels. Mason confronts his mother for keeping boarders in a home that shelters Victoria’s unpredictable outbursts. Mrs. Engels then discloses a harrowing secret: Victoria is in fact Mason’s mother. After a suicide attempt, Victoria gave birth to him, but the botched lobotomy she endured at a psychiatric hospital left her mute and homicidal, a truth that casts a chilling light on the house’s recent events.

Meanwhile, Jack searches for Scotty, only to be confronted by Mason in a dangerous confrontation that leaves Jack unconscious on the floor. At the police station, Sgt. Manny Ruggin uncovers a file detailing Victoria’s troubled past and traces her presence in the Engels home after her stay at the psychiatric facility. With new momentum, McGiver and Rusin hurry back to the boarding house to intervene.

Back among the cluttered rooms and the attic’s shadows, Scotty finds herself bound and gagged in a closet, as Mrs. Engels tries to comfort the childlike Victoria. Mason, driven by fear and desperation, fetches a gun from his bedroom and returns to the attic to confront the volatile Victoria. In the ensuing struggle, Mason accidentally shoots Mrs. Engels through the chest. Victoria advances with a knife, and Mason, reacting in a final, fatal act, shoots Victoria and then turns the weapon on himself.

Scotty, though shaken, frees herself and shoulders the grim realization that Victoria has survived the initial gunshot and moved to strike again with her blade. Jack arrives just as Lt. McGiver and Sgt. Rusin burst into the attic, guiding them through the chaos to the room’s final moments.
