Holden Downs, Nick Mancuso, is a powerful, hot-tempered real estate developer whose latest dream project is threatened by an environmental injunction that could halt construction and upend his empire. As his crumbling marriage to Faye Downs, Linda Hoffman, and the loss of key employees weigh on him, Holden doubles down on control, pushing through obstacles with ruthless efficiency and a sharp sense of personal entitlement.
Joey Breed, Michael Mahonen, and his brother Robert Breed, Andrew Divoff, hatch a plan to steal Holden’s prized Porsche 911 Turbo; Holden arrives just in time to fight them off and breaks Robert’s arm. Robert, undeterred, creates a diversion, knocks Holden down, and once again threatens to seize the car, escalating the confrontation in a high-stakes game of nerve and retaliation.
To strengthen his defenses, Holden enlists his nephew Buddy, Seth Peterson, to reinforce the car’s security system. Meanwhile, Holden’s world continues to deteriorate as bad news about the property development accumulates and his marriage frays further, pushing him toward ever more controlling measures to protect what he values most.
Robert breaks into Holden’s house again, only to discover the car’s new, almost impregnable security features: bulletproof glass, a reinforced interior, remote-controlled windows and stereo, and a lockdown mode that can trap an intruder inside the vehicle. When Robert refuses to cooperate, Holden responds with brutal resolve, blasting loud music and withholding basic needs as punishment, a stark display of the coercive power he wields.
As Holden grapples with mounting setbacks, he suddenly remembers that his maid Gladys, Luisa Leschin, is at home and rushes back to keep her from entering the garage, where Robert has been honking the horn to summon help after catching her presence. The violence escalates when Holden fires a warning shot at Robert, leading to a brutal scuffle in which Holden uses pruning shears to sever Robert’s fingers, a chilling act that marks the depths of Holden’s desperation and rage.
Watching the news, Faye sees Holden’s clash with an environmentalist Marcus Tanner, Thad Geer, which prompts her to return home from visiting her sister Sheila, Beth Tegarden, earlier than planned. Realizing that Robert still hasn’t come home, Joey sets out to find him and sneaks into Holden’s house, where he and Holden clash in a series of violent encounters that end with Joey being shot and killed.
Harry, Paul Collins, arrives to announce that he has reached an agreement, and Holden departs for a meeting, trying to preserve some sense of control amid the chaos. Meanwhile, Faye returns to discover Robert trapped inside the car and, in a tense moment, opens the door for him—only to be locked in herself. Robert damages the phone lines and waits for Holden to return, then imprisons Holden in the car while holding Faye hostage and taunting him.
Desperate for help, Holden calls Buddy, who frees him, and Holden rushes back into the house armed with a speargun, telling Buddy to hide in the garage. Buddy nonetheless decides to rush in to help, only to be shot when the authorities mistake him for Robert. The inevitable confrontation between Holden and Robert resumes, but is interrupted when Faye enters with a gun pointed at both men. As they plead with her, she shoots Holden, bringing the tense sequence to a grim close. The film ends with Faye and Robert left seated on the floor, their fates unsettled and the house still consumed by the fallout of Holden’s wariness, control, and escalating violence.
