Amanda, portrayed by Monica Potter, is a dedicated painting restorer working at the prestigious New York Metropolitan Museum. Despite her talents, she has a persistent pattern of choosing dishonest partners that stretches all the way back to her childhood. Her most recent heartbreak hits hard when she discovers her boyfriend in a compromising position with a lingerie model right in their own bed. Devastated, she decides to leave her apartment, seeking solace by spending the night with her colleague, fellow restorer Lisa.
In need of a more stable living arrangement, Amanda responds to an ad for a roommate in a luxurious apartment already inhabited by four striking fashion models: Holly, a sharp-minded beauty who sacrificed a full scholarship at Stanford to pursue modeling; Jade, who revels in being photographed as much as she enjoys taking photos herself; Roxana, a mesmerizing Russian stunner; and Candi, an Australian model with a penchant for sharing humorous stories from her rural upbringing with her somewhat eccentric Uncle Pete. Although the girls live rent-free as part of their agency’s arrangement, they sublet a closet to Amanda for extra income. As Amanda settles in, she’s quickly overwhelmed by the stark contrast between her life and the vibrant, attention-drawing lifestyle of the models, who draw a long line of admirers waiting to whisk them away each evening.
During her moving-in hustle, Amanda bumps into the charming Jim Winston, played by Freddie Prinze Jr.. Their introduction is anything but ordinary as his Great Dane, Hamlet, hilariously knocks her over in an unmistakably awkward first meeting. Amanda feels an undeniable attraction to Jim, who charms her in ways that leave her weak at the knees. However, determined to avoid repeating past mistakes, she consciously keeps her distance from him, despite spending her free time secretly sketching his likeness, purportedly for restoring a painting.
When the rest of the models head out for the night, Amanda and Candi stay behind, and they soon discover that they have a prime view of Jim’s apartment from their window. Candi recognizes him as a rising star in the fashion industry, leading Amanda to keep a watchful eye on his antics, initially looking for flaws in his character. The conclusion of the evening reaches a turning point when the models persuade Amanda to sneak into Jim’s party. However, feeling out of her depth amidst the glamour, she decides to leave. As she makes her escape down the stairs, she unexpectedly runs into Jim, who reveals his own disdain for such events, leading to a candid conversation that draws the two closer.
But the plot thickens when Amanda mistakenly believes she witnesses Jim committing a crime. Convinced she saw Jim kill a woman named Megan O’Brien, she hurriedly calls the police, but they find no evidence to support her outlandish claim. Determined to uncover the truth, Amanda enlists the help of her model roommates. Their investigation leads them to Jim’s apartment, and after a close encounter with him, they see nothing incriminating. However, Amanda is troubled when she sees Jim seemingly carrying something suspicious in a bag, which leads her to believe the worst. But as it turns out, he’s just helping out a local little league team, dispelling her fears, and they move forward with their date.
Unbeknownst to Amanda, Jim is secretly embedded within a group of Russian mobsters, led by the menacing Strukov. Trying to maintain his cover while keeping Amanda safe, Jim pretends to be a businessman, delivering a supposedly damaged painting to Amanda, which he claims has holes made by mice, but they are clearly bullet holes. Their chemistry strengthens during a passionate evening together, culminating in a private rendezvous that unknowingly becomes the talk of the apartment.
However, the next day brings upheaval as Amanda discovers in the newspaper that Megan O’Brien’s body has been found. In a panic, she confronts Jim, disrupting his covert mission. As events spiral out of control, they find themselves fleeing Strukov and his men, with Jim revealing his true identity as an FBI agent. Their escapade leads them to discover that the mobsters are cleverly laundering drug money through the fashion industry.
The twist unfolds further as Amanda and her roommates are captured and taken to a dress warehouse, where they unveil the mob’s scheme of smuggling diamonds sewn into garments. Using their cunning, particularly Roxana’s distracting charm, they manage to escape to a fashion show where Jim formulates a plan to apprehend Strukov. As chaos erupts at the event, Amanda unexpectedly becomes part of the runway, blending in with the models in a harrowing bid for safety.
Ultimately, Jim successfully takes down Strukov, and as the dust settles, Amanda learns of Jim’s true identity as Bob Smoot. With new beginnings on the horizon, they share a tender moment, rekindling their romance while ensuring to shut the curtains this time as their story unfolds anew.
