After an afternoon of playing baseball, Muggs McGinnis and the East Side Kids arrive at their clubhouse to find Higgins removing their 'East Side Club' sign. Higgins explains that the owner intends to rent the place to more respectable tenants, which threatens their hangout. The gang learns that the prospective tenants will examine the place the next day at noon.

Glimpy and Pinky scribble a challenge to the rival gang, the Five Pointers, on the sidewalk. When Butch and his gang see the message daring them to fight, they seek out Muggs and his gang, setting the stage for a confrontation. Meanwhile, Muggs tries to stir trouble to scare away the new tenants.

Muggs and his gang observe Higgins supervising the delivery of new window boxes for the club's exterior. Pretending to be helpful, they offer to dispose of the old weather-beaten pots, but secretly stack them against a nearby wall, planning to use them to their advantage later.

The prospective tenants, Amelia Norton and her grandson Jean, arrive at the clubhouse, greeted by Higgins. Their visit raises hopes for new respectful tenants, but tensions spike when Butch and the Five Pointers attack, hurling pots at Muggs's gang, which results in a brawl.

During the chaos, Muggs and Jean engage in a fight after Jean critiques Muggs's fighting style. The brawl leads to both Muggs and Jean being arrested, and the judge warns them that each will be held accountable for the other's behavior.

Jean visits Muggs at the police station to ensure he’s staying out of further trouble. The gang teaches Jean American games, and he quickly integrates into their activities. Later, Jean invites the gang for tea at his grandmother’s house.

Jean, dressed as Count Dracula, is picked up by a black sedan and taken to a costume party at an upscale club. Muggs wins 'best costume' for his tough Bowery persona, marking a humorous highlight in their adventures.

The baseball team faces Tobey Dunn, who is ill and advised to get a country retreat, but his family cannot afford it. The gang plans to boost Tobey’s spirits by playing baseball, showing their camaraderie and support.

Jean quickly learns to play baseball and joins the gang in a game, strengthening bonds. His participation impresses the team and the gang, integrating him further into their community.

With the bases loaded, Jean hits a home run, winning the game for the team. As a reward, Tobey is awarded a trip to the countryside, fulfilling the hopes for his recovery and bringing happiness to the community.
