In the Mumbai suburb, Dinesh Dubey is killed by unseen forces inside the house that contains a haunted tree. The death establishes the house as a magnet for supernatural activity and sets the tone for the rest of the story. It acts as the inciting incident that awakens the haunting.

Virag Rao and Jhilmil Rao purchase the same house and move in, hoping to start a new chapter. The couple's demanding schedules keep them away from their young son Rohan most of the time. The house's dark history foreshadows the trials to come.

Rohan begins talking about invisible companions, claiming Manish and Jyoti visit him, while the old ghosts of Dinesh Dubey and his wife loom nearby. His parents remain absorbed in work, leaving him feeling unseen. The boy's imagination becomes a channel for the house's malevolent presence.

Rukma joins as the household maid and quickly learns about the ghost children Manish and Jyoti. While babysitting Rohan, she observes the under-bed hiding place, and Manish throws a tennis ball at her, injuring her. She misreads the incident as being caused by Rohan and begins to entrench herself in the family’s fear.

Rukma proves to be a thief who is spotted by Rohan, yet she uses fear and manipulation to keep him quiet. She blacks out Rohan's trust in his own family while masking her criminal activities. The family remains unaware of the true threat within the house.

Rukma is suddenly killed by a speeding lorry on a lonely road while returning home. Her death removes a direct threat but leaves the truth about her crimes and the haunting unresolved. The event heightens the sense that danger surround the house extends beyond ordinary threats.

Jhilmil grows worried and starts investigating the strange happenings around the house. She questions the elders and tries to piece together the history of the family and the location. The search deepens the mystery rather than resolving it.

Radhika invites her boyfriend Murli over when the family steps out for a movie. They engage in intimate activity, but Murli vanishes and the atmosphere grows tense as ghosts appear. When the family returns, they find Murli mutilated on Radhika's bed and Radhika hanging naked from the tree outside.

A man with a disturbing presence warns Jhilmil to vacate the house, signaling that the malevolent forces will not rest. The warning heightens the sense of danger and foreshadows a tragic escalation. The warning adds to the aura of the house as a living threat.

It is revealed that Rohan's imaginary friends are actual ghosts urging him to move out. The haunting intensifies as Virag is murdered by the spirits and returns as a ghost with a murderous intent toward his family. The line between child’s imagination and real danger blurs.

Virag, now a ghost, stalks and attacks Jhilmil and Rohan. His spectral form embodies the house's wrath and demonstrates that the haunting targets the family directly. The danger broadens from external threats to intimate, familial threats as well.

Inspector Bhupal Gorpade arrives to help, but he is murdered by the ghosts and returns as a specter who chases Jhilmil. The investigation itself becomes part of the haunting, and the authorities are drawn into the realm of the supernatural. The house grows more hostile and inescapable.

Jhilmil drives her car into the haunted tree, causing an explosion that burns the tree and appears to defeat the evil spirits. The family survives the immediate danger and moves toward a fragile recovery. The burning tree marks a provisional victory over the haunting.

The madman is killed by the lingering spirits as he urinates on the burnt tree, indicating the ghosts are not laid to rest. Jhilmil and Rohan are admitted to the hospital for care, and the film closes with Rohan's eyes turning black, suggesting he has become a ghost himself. The ending implies a never-ending cycle of haunting and tragedy.
